Neustadt-Neuschönefeld is a residential district to the north-east of Leipzig city centre with excellent transport links into the city. All amenities are within walking distance, including shops, schools and a kindergarten.

Description

Built in 1900, this heritage-listed apartment building features seven apartments and two penthouses over five stories. The property is a protected cultural monument, so the renovation focuses on the respect and preservation of historical detail.
The design pays tribute to more traditional European styles, with an impressive yellow tile facade punctuated by intricate stucco window frames and fine horizontal cornices.

Apartments are bright and spacious with functional, open floor plans and original wooden flooring. Each is equipped with a modern kitchen and living space and a barrier-free bathroom. The landscaped and fully-lit courtyard is a park-like urban oasis with trees, lawns, benches, water features and a playground. The building also features an elevator for accessibility and convenience.

Additional Information

The German energy-saving regulations do not apply to this heritage-protected building. The state encourages the preservation of this historic property so owner-occupiers are offered generous tax deductions on the cost of remediation. They may be able to deduct a total of 90% of this expenditure over ten years, while investors may be able to deduct 100%, albeit over twelve years instead of ten.

Description

The full basement, five-story, heritage listed Apartment House was built in 1900 on a 549 sqm plot. On a total area of approx 675 sqm Apartment Area 7 residential units are located on 4 floors. In the roof a development reserve for two Penthouses with a total area of approximately 251 m² has a building permit. Currently, the revitalization of the property takes place. The Apartments are equipped with new modern bathrooms and open modern kitchens are installed. The property has the original wooden floors, a landscaped garden and modern functional floorplans. Additionally the installation of a passenger elevator is prepared. The property is a cultural monument under protection of the goverment.

This historicist Apartment House 5 min form the heart of Leipzig is a listed building and was designed and built in the early days of the twentieth century. The Architect has resorted in the design to older European styles and combines them reasonably and consistent. Particularly impressive is the facade facing the street with yellow tile cladding, which is punctuated by numerous intricate stucco frames around the window openings and structured by fine horizontal cornices.

The entire building is carefully revitalised for comfort, quality and safety and supplemented with modern building technology. The floor plans of the 7 apartments are generously designed and modern contemporary in quality, design and function. New barrier-free bathrooms are installed. Other Information – The German energy saving regulation does not apply to this heritage building protected as historic monument. Tax friendly monument depreciation with about 70% share of income tax deductible renovation costs.
With the “tax deductions for wear”, in short AFA, the state encourages the preservation of this historic property. Owner-occupiers and investors may deduct tax the costs of remediation. Buyers who inhabit this monument itself, can make a total of 90 percent of these expenditures for income tax claim
over 10 years, investors even 100 percent – but over twelve years.
